The Core Team (Operations)
Property Development in any market is seldom a one-man show. Very few individuals (if any) can be a subject matter expert in all aspects of property development. As in most other areas of life, and particularly in commercial enterprises, it takes teamwork and collaboration to be successful.
Guzzland has a fantastic Operations Team, and each member is an expert in his or her field:
- Project Manager. The linchpin of the project. Ensures the team and contractors have everything they need, when they need it. Creates the Plan and holds all stakeholders to account so it's delivered on time, within budget and to the highest quality criteria Guzzland is renowned for.
- Architect. A bit of an alchemist really. Creates the Project from a rough and ready idea or sketch and develops it to full construction drawings and specifications. We call him 'Merlin'.
- Engineers - Structural, Electrical and Mechanical - and a hand-picked Planning Consultant who advises on requirements for Planning Applications and Permitted Development Rights (PDR).
- Quality Surveyor makes sure that structures meet contractual and quality standards and involves Quantity Surveyors at every stage to ensure the finished build represents best value for money for our investors.
The Behind the Scenes Team
These team players may not be in the front line and are rarely seen in daylight. But they are vitally important, and key to both project and company success.

Having run a successful ‘Buy-to-Let’ (BTL) portfolio business for over a decade, Fred Gardner is no stranger to the world of property. Previous employments saw him manage multi-disciplinary engineering projects, including a GRP bridge construction, and he was a core contributor to a Project Management Team building gas pipelines and facilities. He’s currently assisting another Project Team with estate/asset management operations.
Indeed, Fred’s long career in the Army laid the foundations for Fred’s leadership role in the Guzzland business.
“Working in the military gives you a lot of transferable skills," he says, "but one of the most important is understanding how to get a team working together effectively. At Guzzland, we’ve been able to create a great team of highly experienced professionals, who are all experts in their individual disciplines. My job is to help them approach our projects collaboratively and support each other, to ensure that Guzzland delivers on every aspect of every project.”
While growing the value of his BLT portfolio, Fred managed and controlled a comprehensive refurbishment programme of the portfolio properties, which not only added significant value but also sowed the seeds for what was to come.
“Tackling larger projects was a logical next step for us, and I could see huge potential for converting commercial buildings into residential under permitted development. I love that we’re returning neglected buildings back into use. We’re effectively recycling property and providing much-needed homes at the same time.”
Fred's wife and two children keep him busy outside Guzzland, and he also enjoys keeping himself physically fit. Plymouth, Devon, and Dartmoor are beautiful places to be outdoors in any weather...
